Situated on the Sussex coast between the South Downs and the English Channel, this detached, 4 bedroom house which sleeps 8-10 guests (including children), is ideal for families or a group of friends looking for a relaxing getaway.
Please note: This is not a party house, it is a quiet residential area, and loud music and parties/events are not permitted. Strictly no stag or hen groups.
The house is located on Shoreham Beach peninsula - a unique shingle spit formed between the River Adur and the sea, which has a relaxed beach community feel.
The rear deck leads directly onto the beach, which is a Green Flag awarded Designated Local nature reserve.
The area is a mecca for water sports, nature enthusiasts and outdoor activities of all types, as well as being a stone’s throw from the cosmopolitan city of Brighton and Hove.
The main town of Shoreham-by-Sea (15 minutes walk via a footbridge over the River Adur) hosts a monthly farmers’ market and has many pubs, restaurants and cafes.
Brighton and Worthing are both easily accessible via frequent bus and train services from Shoreham town. London Victoria is 1hr 10 minutes by train.
There are many beautiful Sussex villages and pubs within 30 mins drive.

• Kitchen: (NEW 2021) open plan kitchen looking out onto the beach deck with island/breakfast bar including induction hob and extractor fan on the island, tall fridge/freezer, dishwasher and 8kg washing machine, oven, microwave/combi oven and warming drawer, wine cooler, Quooker boiling water tap.
All appliances are AEG integrated.
• Bedroom 4: Ideal as a kids room with single bunk beds, double sofa bed, chest of drawers, 42” smart TV with Freeview (apps include Netflix, Amazon Prime etc), DVD player, desk, games/toy chest. Garden view.
• Shower room: spacious double aspect walk in shower, toilet and towel rail.

Outside
• Large south facing decked garden leading straight onto the beach. Outdoor dining table seats 8-10, hot tub (seats 6-8), pergola area, sunken fire pit with seating for 12, giant bean bags, additional bench seating, BBQ, double hammock.
• First floor balcony (access via bedroom 1), overlooking the sea with fantastic views to Brighton and Worthing.
• Smaller more intimate west-facing deck area, which is a great evening suntrap.
• Large shingled front garden with striking coastal plants.
NB. Please be considerate of our neighbours. We want you to enjoy the outside space, but noise/music must be kept to a considerate and tolerable level at all times. No outside noise/music is permitted after 10pm.
In light of Covid-19 we remind guests that they are responsible for adhering to the latest UK Government guidance about gathering/social distancing.
The house is professionally cleaned before and after all bookings.
Strictly no smoking anywhere on the premises.
The owner and/or property manager will be living locally and on hand to deal with any questions/problems.

PETS
Pets may be allowed subject to prior approval by the owner.
Guests must observe the following pet rules:
1. Pets are not allowed upstairs in the property at any time.
2. Pets are not allowed on any of the furniture at any time.
3. Pets should not cause any noise/disturbance/nuisance to neighbours at any time
A £50 additional cleaning fee will apply if pets are permitted.

Worthing Pier and South Downs Way National Trail are worth checking out if an activity is on the agenda, while those wishing to experience the area's natural beauty can explore South Downs National Park and Woods Mill Nature Reserve. Traveling with kids? Consider Adur Outdoor Activities Centre and AMF Bowling Worthing. Be sure to check out the area's animals with activities such as game walks and birdwatching.
