This two-bedroom lodge, which accommodates up to five guests, was partly funded by the LEADER initiative, aimed at bolstering growth in the rural economy through the Scottish Rural Development Programme. Featuring expansive windows that offer stunning views of the surrounding green fields and the river Tweed, the lodge is designed to maximize natural light with double doors and four Velux windows. Accessibility is a priority, with a disability ramp and decking at both the front and back of the property.

The interior of Smiddyhill Lodge boasts an open-plan layout that includes a spacious living area furnished with comfortable seating and a dining space. The cabin is equipped with modern amenities, including gas central heating and a log burner, perfect for cozy evenings. Each of the two bedrooms—one double and one twin—comes with its own ensuite shower room, ensuring privacy and convenience for guests. Additionally, the lodge features a garage area for storing vehicles, mountain bikes, and fishing equipment, making it an ideal retreat for outdoor enthusiasts.

Located along the A72, the lodge is ideally positioned near some of the best mountain biking trails in the region, particularly around Innerleithen and Glentress. Golf enthusiasts will appreciate the proximity to several golf courses, including an 18-hole course at Cardrona and a 9-hole course near Innerleithen. The nearby river Tweed offers excellent salmon and trout fishing opportunities, with permits available for purchase online or locally. The property is well-secured, with surveillance and lighting, and it benefits from a private water supply that has been tested safe for drinking.
