Set amidst the Devon countryside with views of distant Dartmoor from the grounds, this property is ideally located near the Devon/Cornwall border. The Parlour sits on the edge of the charming village of Black Torrington with its popular local pub, serving local produce. In the next village of Sheepwash is a post office and small convenience store, with another excellent pub. Walking and cycling can be found on the Ruby Trail just minutes from the property. The town of Bude is a short drive away and offers sandy beaches, surfing and an outside sea pool, and abundance of shops and cafes, as well as access to the South West Coast Path. Visit Clovelly with its steep cobbled streets or Boscastle where the legend of King Arthur is celebrated. Other attractions on the North Devon Coast include theme parks The Big Sheep, The Milky Way and the North Devon Wake Park. RHS Rosemoor, Lydford Gorge, Dartington Crystal and the National Trust s Castle Drogo, all of which are within 25 miles. Alternatively, just relax at the property In heart of the Devon countryside where there is an abundance quiet and wildlife. Step through the threshold into the conservatory dining room, the ideal place to enjoy a leisurely breakfast overlooking the grounds there is also a sofa here making this a sociable space. Leading on is the spacious kitchen area with an electric double oven and induction hob, microwave, dishwasher and fridge with a freezer compartment, along with underfloor heating throughout to keep it all toasty underfoot. There is a washing machine and tumble dryer in the separate shared laundry room a short distance away. Also on the ground floor are the two bedrooms: one king size and one twin room, both with TVs and DVD players. The wet room completes the ground floor and has a shower, mosaic flooring, his and hers washbasins and a WC. Heading up the open tread wooden staircase, you come to the lounge with a vaulted ceiling, a wood burner and comfy leather sofas making this a comfortable space. There is also a Smart TV with Apple TV and a DVD player, so after a day of exploring you can pop on your favourite movie or boxset and relax for the evening. Outside the Parlour is a private patio area with garden furniture, Weber gas BBQ, truly amazing on a clear evening under the stars whilst enjoying outside dining. Access to the 48 acres and the nearby Ruby trail for relaxing walks and exploring. There are resident chickens which often supply fresh organic eggs, a goat and a resident donkey to befriend, and sometimes sheep graze that in the fields. Please take care with children due to the wildlife pond onsite. There is private parking for two cars and an electric car charging point is available (at an additional cost and by arrangement with the owner).
