Hunsett Mill is approached from a private road and set in an area of outstanding natural beauty, with a tranquil bend in the River Ant to the front (a tributary of The Broads), and surrounded by stunning water meadows. Inside it is both exciting and comfortable, and designed to let as much of the outside 'in' as possible, with huge windows and galleried landings giving a feeling of space and light. Comfortable furnishings and well thought out living areas make the house both welcoming and practical.
The renovation and extension of this mill keeper's cottage was shortlisted for the "Structural Awards 2009" as one of the projects with the most innovative structure in the category "Residential Structures " by the Institution of Structural Engineers. Hunsett Mill's sustainability was shortlisted for the "Making Sustainable Development Happen" award in 2009, as one of the five most sustainable projects with a budget under £2m by the UK Green Building Council and Building Magazine. Most impressive of all, in 2010 Hunsett Mill won the RIBA Manser Medal for Best New House.
Ground Floor: Breakfast kitchen A very contemporary room with a central breakfast bar and wall of windows looking out to the windmill. There is a full height fridge, integrated grill & fan assisted oven with shoulder level integrated microwave, induction hob & extractor, sink and integral dishwasher with grey marble work surfaces and plenty of cupboard space. Utility / boot room With a washing machine, tumble dryer, secondary full height fridge/freezer, sink and plenty of space to store boots and coats. Open-plan sitting / dining room Surrounded by wood and glass this living area works beautifully. There is a central fireplace with glass on either side to provide cosy warmth in the winter, which also serves as a divide between the sitting and dining areas. There is a large flatscreen television with satellite Freeview and DVD player along with lots of books and games to choose from. The dining area has a large dining table with seating for eight. Snug Moving in to what was the original cottage there is a snug with a 2 seater sofa and television with DVD player. The original Norfolk Winder staircase leads upstairs from this room to the single above. Cloakroom With WC & wash basin. Stairs from the kitchen to the galleried landing above First Floor: Master bedroom In the original part of the house with a king-size bed and two large windows looking out over the River Ant and the windmill. Single bedroom Still in the original part of the house, this room also has a single bed and dual aspect windows, one looking out over the water and the other to the side the water meadow. Shower room Tiled to ceiling height in marble, this room has a beautiful view out over the water meadows. Shower, wash basin, WC and heated towel rail. Single/twin rooms These two rooms are mirror images of each other with a single bed (plus a trundle bed beneath that can be put up to make a second full-size single bed with proper mattress) and window looking out over the water meadow. Bathroom Large family bathroom, again tiled to ceiling height with marble, with large bath and shower over, wash basin, WC and window out to the water meadow. Double bedroom With a king-size bed and window over the water meadow and velux window with a unique view of the sails of the windmill. Outside: There are extensive gardens all around the property with a lovely garden to the river frontage, a boardwalk down to the bend in the river and a path around the property passed the water meadow to the side and rear. Garden furniture is located outside the kitchen door and a further table and chairs at the end of the board walk. Approached from a completely private road there is ample parking for several cars in a gravelled area to the rear of the property.
