This property provides a perfect rural getaway as well as a being a great holiday base for families. The village of Polruan is ideally located to explore all Cornwall has to offer. Polruan is a small village with only one steep road in and out, which goes through the centre of the village ending on the quay where you will find the tidal sandy beach and 1 of the 2 village pubs. The popular Fowey Hall Walk starts right on your door step, and follows the estuary round to Bodinnick and Fowey where you can stop off for refreshments enroute, great for a day roaming without the car. Why not explore Readymoney Beach, Gribben head and St Catherine s Castle in Fowey a ferry ride away or for a family day out visit Adrenalin Quarry near Liskeard. Polruan offers great access to open countryside and coastal walks great for getting some fresh air! This lovely four bedroom cottage is spread over three floors and has been updated with a stylish but homely feel. Enter the cottage from the side path into the kitchen which is very well equipped with electric range oven and hob, microwave, fridge/freezer and dishwasher, there is a table in the kitchen with seating for, four guests, ideal spot for a morning coffee. Moving through into the open plan lounge/diner with comfy sofas and armchairs where you can snuggle up in front of the wood burner after a day s walking to watch a film on the TV/DVD. There is also a dining table with seating for eight where you can enjoy a family meal or plan your day s activities. Moving upstairs to the first floor you will find the first three bedrooms, a double with views across the village towards the water, another double bedroom and the first of the twin bedrooms. On this floor there is a shower room with shower and WC and a spacious bathroom with bath, separate shower and WC. Follow the cottage style staircase up to the attic twin bedroom, the bright and airy space has a separate den/ snug area with TV/ DVD making this room the ideal children's bedroom. There is a large private sloping garden and a raised decking area with garden furniture with views over the village, estuary and across to Fowey. To the side of the house is the outhouse with WC, washing machine and has ample space for storage and drying of wetsuits. To the front of the house there is a small bench area, with views down to the river.
