Set on a working farm, the Granary delivers an authentic pastoral experience albeit with reassuringly modern comforts
The owners of The Granary are the real agricultural deal, building up an award-winning organic farm spanning 1,650 acres of rolling land. This now includes the renovation of the old stone Granary that sits on their steading near the market town of Rothbury, creating a delightful two-bedroom cottage for those eager to get a taste of the pastoral life.
Thanks to its setting on a bustling farm, the Granary delivers authentic bucolic charm in spades – the owners will even introduce budding farmers to the ins and outs of organic farming on request. Meanwhile, guests content to simply enjoy the sense of rural charm can snuggle up in front of the wood-burning stove or sink into the bubbling hot tub and watch the four-legged Rothley residents grazing the surrounding pastures.
The Granary features a contemporary open-plan ground floor layout, encompassing a spacious, well-equipped kitchen with Neff appliances and dining area, complete with space for up to eight guests, and a comfortable living area with a large corner sofa which converts to a full size sofa bed for families or slightly larger parties.
A pair of French doors flank the wood-burner in the living area, leading out onto a south-facing patio and enclosed garden. Every convenience has been thought of, from a dedicated wine cooler in the kitchen to a handy boot and utility room accessed via the back door. There’s even a ground floor shower room in which to rinse off after a soak in the hot tub, sufficiently screened and raised to afford sweeping country views.
Two tranquil, good-sized bedrooms are set in the Granary’s pitched roof. Both feature smart en-suite bathrooms and one can be configured as a double or twin room. The master bedroom adds a delightful little rooftop balcony - the perfect spot from which to observe the early morning farm action with a cup of coffee.
Guests staying at the Granary mustn’t miss the opportunity to stroll down to Rothley Low Lake, which forms part of the wider farm estate. Designed and landscaped by Lancelot ‘Capability’ Brown in the late 18th century, the trademark serpentine lake and organic landscaping is one of few examples of his work in the North East. Garden lovers will also want to visit the beautiful Wallington and Cragside National Trust properties, which are just a short drive from the Granary, while a range of independent shops, restaurants and pubs can be found in the charming market town of Rothbury.
GROUND FLOOR
Entrance opens into a boot room / utility room with bench seat, hooks for coats, Belfast sink, washing machine and separate dryer.
Shower room – shower with rain forest head and separate mixer, heated towel rail, basin and WC.

Well equipped bespoke kitchen with integrated units, granite work surfaces and Neff appliances. Butler’s sink, separate fridge and freezer, Wi-Fi enabled oven, combi microwave, induction hob, dishwasher, Nescafe Dolce Gusto coffee machine (pod type), wine cooler, bar seating around the kitchen island. Digital radio.
Dining area seating up to eight guests – with four chairs and bench seating.
Step down to living area with 5-seater corner sofa, two additional armchairs, woodburning stove (logs supplied), Smart TV. The corner sofa can convert to a sofa bed to accommodate families or slightly larger parties and is available on request at an additional charge of £50.
FIRST FLOOR
Bedroom one with 5’ king size bed, small built in wardrobe, chest of drawers, small wall-mounted TV. Velux window benefits from both sun-shade and black-out blinds as preferred. French door onto north facing fenced roof terrace with café table and chairs. Views across open countryside.
En suite shower room with bath with shower over, heated towel rail, basin and WC.
Bedroom two with zip and link beds which can be set up as a 6’ super king or two 3’ twin beds, small built in wardrobe, chest of drawers and small wall-mounted TV. Velux window benefits from both sun-shade and black-out blinds as preferred.

OUTSIDE
The Granary sits within its own garden enclosed by farm post and rail fencing. To the front of the property is patio area with outside dining space for six guests and a chiminea. The remainder of the garden is laid to lawn.
Hot Tub - to the side of the property is a small patio area with a high jet hydrotherapy spa hot tub with screening for greater privacy. Maximum six guests. Rules of use apply. It is important to note that the hot tub is drained, cleaned and refilled at the end of every stay. Due to the generous heating and hot water capacity at the property, the hot tub should be heated to temperature and ready for use on the day of arrival.
Important – please note that the hot tub needs daily testing and will require attendance by the owner or one of the property team to check the PH levels. Privacy will be respected but this is essential for health & safety purposes. If guests are not agreeable to daily checks, then regrettably the hot tub will be removed from use for the duration of the stay. Please contact us if you have any concerns.
The Granary sits in a working farm therefore farm machinery may be in use around this area and to the barns to the rear of the property. There may also be some movement of sheep and cattle.
PARKING
There is parking for two cars adjacent to the property. There is an electric car charging point available for guest use.
BABIES & CHILDREN
A travel cot and highchair are available on request. The property sits on a working farm with associated farm vehicles therefore children must be supervised at all times and must not be left alone around the hot tub.
DOGS & OTHER PETS
Two well-behaved dogs are welcome. An additional dog may be possible with prior agreement. It is important to note that the area around The Granary is a working farm with livestock therefore dogs should be closely supervised at all times, and kept on leads when walking in the area.
Stabling and grazing are available for guests to bring their own horses by prior arrangement with the owner. Additional costs apply. There is excellent riding nearby in Harwood Forest.
GUEST AMENITIES
The beds are made up with high quality Egyptian cotton bed linen, hypoallergenic duvets and pillows. A hairdryer is provided in both double bedrooms. Hand and body wash and lotion are provided along with bath sheets and hand towels.
A sofa bed can be made available at additional cost.
WI-FI & MOBILE COVERAGE
Fibre Wi-Fi is available. There is adequate mobile coverage on most networks.
HEATING
The property benefits from underfloor heating throughout the ground floor with three separate zones which can be regulated. Wood burning stove in the open plan living area (logs supplied). Oil fired central heating with radiators and heated towel rails on the first floor which are thermostatically controlled.
GUEST PRIVACY
The Granary sits on a working farm and livery yard with associated farm traffic. There are a number of other properties close by. Guests should expect greater volumes of farm traffic at harvest time.

Farm tours can be arranged on request - subject to owner availability and at additional cost depending on guest requirements.
