A delightful barn conversion in the heart of the Norfolk Broads, the perfect base for the many points of interest. As well as an excellent selection of walks and cycling from the doorstep. The villages of Potter Heigham and Ludham are close by. Potter Heigham with its shops, boat rental, restaurants and bars. Ludham 1 mile away with a great family pub, a large "corner shop", a traditional butchers and a tea room. The nearest wide sandy beach is only 8 miles away at Winterton on sea. A couple of minutes further up the coast you can watch the famous seal colony at Horsey gap. Don t forget your binoculars! The National Trust properties of Blickling Hall and Felbrigg Hall are only a short drive away. Norwich is 30 minutes by car, with its castle, museums, cathedral and a large selection of shops and restaurants. Enter the property through the gate to the rear of the building and across the paved garden. As you enter you will be greeted by a spacious open plan lounge/kitchen/diner. The lounge is the perfect place to unwind and relax with family and friends, not only is it bursting with character in the shape of its original beams and woodwork, it has a sofa, two big bean bags, a TV and a wood burner to cosy up and let the conversation flow on those wintry nights. The dining area has a table and two long benches and will comfortably seat up to six guests with room for more if you have visitors for dinner. The kitchen is well equipped and has an electric oven and hob, a microwave, fridge/freezer, dishwasher and washing machine. There are three bedrooms in this cottage under its vaulted ceiling. There are two twin rooms which both have plenty of storage space for your belongings and share a family bathroom with bath and shower head. The third bedroom is the four poster master bedroom which is a big double room and has an en suite shower room with WC. There is an enclosed outdoor space where you access the property and the owners have provided enough seating and a table for up to six guests, so why not soak up the sun whist enjoying some al fresco dining. There is also access to the potting shed to store any outdoor equipment safely as it is padlocked. There are 2 private allocated parking spaces in the parking area.
