For those with a sense of adventure and a passion for the great outdoors who love the idea of camping but when faced with the reality of a night under canvas crave their home comforts; a tweedy armchair in front of a roaring fire, lashings of hot water and a comfortable bed, The Bothy at Reedsford is the ideal compromise.

Deep in the foothills of the Cheviot hills
A far cry from city life, the cottage lies in a sheltered, sunny spot in the remote and extremely picturesque Bowmont Valley, deep in the foothills of the Cheviot Hills. With stunning views from every aspect, The Bothy is an idyllic rural retreat offering unsophisticated elegance combined with the comfortable feel of a real home and although off the beaten track, visitors are in fact only a short drive from local shops, pubs and other amenities.

The flexible accommodation at The Bothy makes it ideal for a couple or families. For couples, the larger second bedroom at the very end of the cottage can be shut off and a couple can be perfectly self-contained and cosy in the main part of the house. The large second bedroom is ideal as a ‘dorm' for children.

During the winter months, the large second bedroom at the far end of the cottage provides plenty of space for children to play without disturbing adult-time and a television and DVD player are provided. The garden is fenced so children can play safely and dogs can't wander off and the immediate area offers endless opportunities for families to explore whether on two legs, four legs or two wheels! A neighbouring barn provides a fabulous indoor games / picnic room for wet days complete with a wood burning stove, table football, pool and a full size table tennis table.

GROUND FLOOR
Open-plan kitchen, dining area and seating area:

Fabulous, handmade, fully equipped kitchen with range oven with 5 ring gas hob, fridge and dishwasher. Large cupboard for food storage and plenty of additional storage. Please note that a washing machine, tumble dryer and deep freeze are also provided elsewhere within the property. The convivial dining area has bench-style seating for many guests.

Charming, cosy seating area with a wood burner with logs provided, sofa and two armchairs. There is plenty of indoor entertainment provided including HD television with Freeview, DVD player, iDock and a selection of board games. Patio doors lead from the seating area to a decked patio with outstanding views across farmland to the hills beyond.

Accessed directly from the main door is a hallway with ample space to hang coats and store boots beneath a bench seat.

Bedroom one with 5' king size bed and large, fitted wardrobe.

Family bathroom with bath with handheld shower, basin and WC.

Bedroom two with zip and link beds which can be set up as a 6' super king or 3' twin beds as preferred. Television with Freeview and DVD player. Large cupboard for clothes and shoes, and chest of drawers. Leading from bedroom two is a small entrance hall with additional storage space for outdoor kit. There is a door leading outside.

An additional 3' single bed with pull out truckle bed (sleeping up to 2 children) are available with a charge of £50.00 for both or £25 for one. Please ensure you state at the time of booking if you require the additional beds or it will not be made up for your stay.

OUTSIDE
To the rear of the property is a decked patio area which leads to a gravelled seating area with a picnic table and children's swing. Beyond is a fenced lawned area with a paddock beyond with a rope swing. The patio area and garden are south facing and offer superb views over open fields to the hills. The rear garden is fully enclosed for the safety of dogs and children. A charcoal kettle barbecue is available for guest use.

Adjacent to the cottage is a private lockable outhouse with a sink, deep freezer and tumble dryer. It is ideal for storing bikes, tack and outdoor equipment.

A neighbouring barn provides a communal indoor games room / catering area with picnic tables, wood burning stove, full size table tennis table, a pool table and table football. Please note that this is shared with the other holiday properties at Reedsford.

PARKING
There is private parking for several cars to the side of the house.

BABIES & CHILDREN
A travel cot and highchair are available on request.

DOGS & OTHER PETS
Three dogs are welcome with a charge of £25 per dog. We ask that dogs are kept off the furniture and out of the bedrooms. We also ask that dogs are clean before entering the property.

Beyond the garden is a paddock available to any guests wishing to bring horses with them. With sufficient notice, stabling can also be arranged in the barn adjacent to the paddock.

It is very important to note that the area around the property is farmland with grazing animals, and dogs should be carefully supervised and controlled at all times.

GUEST AMENITIES
Bed linen and towels are provided for all guests.

WI-FI & MOBILE COVERAGE
Wi-Fi is provided in the open-plan kitchen, dining and seating area, however due to its rural location, it is important to note that the signal can be slow and intermittent and due to the thickness of the walls the signal may not reach other rooms of the property. Please note that there is no mobile telephone reception at The Bothy. There is a landline at the property for considerate use by guests.

HEATING - IMPORTANT
Central heating at The Bothy is provided by a log burning stove. During the winter months the stove will be lit in advance so that the cottage is warm on arrival. The system is very efficient providing that logs are added a couple of times a day; each morning the fire needs to be flared up so that it is burning sufficiently for the pump to operate allowing hot water to circulate around the radiators. In the evening, the logs need replenishing before guests go to bed and with the vents closed there is sufficient residual heat to keep the fire alight through the night. If required, additional heating is provided by two oil-filled radiators. An immersion heater provides additional hot water if required. The system is surprisingly easy to use. FISHING ON SITE
Fishing is available on the Bowmont Water which runs within easy walking distance of The Bothy. The River Till is only a ten minute drive and is one of the area's best kept secrets with an impressive sea trout run each spring said to be the best in the country.

Located in Cornhill on Tweed, this cottage is in a rural area and on a river. Flodden Battlefield and Lady Waterford Hall are local landmarks, and some of the area's activities can be experienced at Pennine Way and College Valley Estate. Take an opportunity to explore the area for outdoor excitement like hiking/biking trails.
