Magnolia Annex has been fully refurbished to a high standard ready for 2023. The property is a 500 year old grade 2 listed, cobb,lime and stone farmhouse. You will find us nestled in a rural location on the outskirts of Barnstaple town centre. Situated centrally between the North Devon coastline and Exmoor National Park you will be within a short drive of nearby beaches and tourist attractions.
The property itself is set in 1.5 acres of beautiful gardens. Once a nursery the gardens and land beyond are bursting with beautiful trees including a considerable number of magnolia and camellia, some of which are more than 100 years old.
About Magnolia Annex
The Annex has private access and parking for 1 vehicle at the rear of the farmhouse. A stone path leads you past your private raised patio with garden sofa, table and chairs and gas bbq (gas included), to a large private enclosed garden laid to lawn with additional seating.
The Annex, although part of the farmhouse building is completely self contained with no integral door. Inside you have access to free WI-FI and a TV with Amazon Prime and Netflix in the living area. You will find a large king size bedroom with a generous amount of space for a travel cot and large separate bathroom featuring a walk in shower, with rainfall head and hand hose and good water pressure. In the living area are 2 large sofas, one of which is a sofa bed, and inglenook fireplace with log burner for the cooler evenings. The property has newly fitted gas central heating, each radiator featuring a smart thermostat you can adjust. On hotter nights an air conditioning unit is available. The kitchenette includes dishwasher and washing machine.
Please note, there are 3 wooden steps down into the bedroom from the living area. These are clearly shown in the photographs of the property. This should be considered when booking, a stair gate can be provided on request.

Situated 1.9 miles from Barnstaple towns centre the local area is easily accesses by foot, bike, car and bus the nearest bus stop only a short walk from the house.
From the private access you walk directly onto country Lanes where public walks take you through woodland, farmers fields and onto country pubs at Lankey and Swimbridge.
From Barnstaple you can join the Tarka Trail to either the pretty Village of Braunton or out to Bideford via Instow. Here you can catch the ferry over to Appledore at high tide for some lunch, crab fishing and local Hockings ice cream. Bideford has many shops cafes and restaurants looking out over the Torridge Estuary and a large park with outside paddling pool for young children.

Located in Barnstaple, this farm stay is in a rural area and on a river. Arlington Court and Arlington Court are local landmarks, and some of the area's activities can be experienced at South West Coast Path Section 6 Trailhead and South West Coast Path Section 7 Trailhead.
