General:  Underfloor heating. Woodburner (logs provided), underfloor heating, HD TV, WiFi (download speeds aren't always reliable)


Utilities:  Electric hob and oven, dishwasher, microwave, fridge/freezer. (2 washing machines, tumble dryer in laundry room)


Standard:  Kettle, toaster, iron, ironing board, clothes airer


Other:  Bed linen and towels provided (not beach or dog towels), highchair, travel cot (no bedding)


Outside:  BBQ (initial fuel provided), , small lawned area, further seating areas with furniture, open shingle area, bike storage.


Luxuries: Covered Outdoor plunge pool. Solar-warmed and typically available from May-September. Surrounded by decking and with steps down into the pool. The plunge pool is shared with the neighbouring holiday barn.


Other:  unlimited Wifi service. Please note internet speeds in Suffolk can be slow and the connection provided should NOT be relied on for downloading films or games etc.


Hot tub hire: guests can directly hire and pay for a hot tub via one of these two companies, Norfolk Suffolk Hot Tubs or Suffolk Hot Tubs. A separate charge of £25 for a weekend booking or £35 for a week for heating the tub is payable to the owners during your stay.  The owners should be notified of any hire so they can facilitate access and setup.


Parking:  Off-road parking for 2 cars and additional parking for dinghies, horseboxes etc on request. Electric car charging is possible with an extra charge paid at the time of the stay, direct to the owner, according to use.


PLEASE NOTE:  There are a few barn cats at Oxley so please do not allow in properties or let children stroke them.

You may need to pay an Accidental Damage Deposit or Accidental Damage Deposit Waiver for this property. Where applicable we will contact you in good time before your holiday with further details and to take payment.
