Nestled in a rural position this 18th century farmhouse is a delightful property overlooking the countryside and farmlands of Kinnell, perched above the Lunan Water that runs through to the coast at the splendid Lunan Bay. The town of Arbroath, famed for the Arbroath Smokie, is 7 miles away. Venture to the vibrant city of Dundee with its excellent shopping and leisure facilities including the V&A Museum. For golfers, there are some big name courses throughout the landscape, including the championship courses of Carnoustie at 14 miles and St Andrews just south of Dundee at 35 miles. Head through the front porch and into the large entrance hallway just off from here the lounge greets you with its wooden beams, comfortable furniture, TV, and original inglenook fireplace. Christian carvings are noticeable along the arched mantle, and on those cooler evenings, light up the lovely roaring wood burner and enjoy cosy nights in unwinding after a long day exploring. Across the hallway, enter the formal dining room that s great for entertaining if you have friends or family you are visiting in the area. The bright and airy sunroom is a great place to read or watch a family movie together on the Smart TV, with access to the garden from the patio doors located on the south and north sides of the sunroom.
