The property is part of an 1870 s Woollen Mill and sits in a lovely position close to the River Teifi with a country pub within 1 mile and the market town of Llandysul within 7 miles offering a good range of independent shops and eateries. The coastline is surprisingly close and is just 15 miles to the seaside resort of Aberporth, a great starting point for other fishing villages up and down the coast such as New Quay and colourful Aberaeron to name but a few. A little closer to home is Cenarth with its renowned waterfalls and rich history of coracle fishing, a perfect place to walk off a hearty lunch. (Please check admittance for the various attractions). As you enter the property, which is all on one level, there is a porch where muddy boots can be left. Head into the utility room which is a great place to hang coats after a long walk or day at the beach and you ll also find a washer/dryer. From the utility room, you will enter the large open plan kitchen/diner which offers you a great social space to catch up and discuss the day's events and plan for the rest of your holiday. The kitchen area is well equipped with an electric oven and hob, dishwasher, microwave, fridge and separate freezer. A kitchen you will not want to leave, with the highest specifications and latest features. To the left of the kitchen area, there is a dining area and off to the left you will find the lounge. The large arch window in the lounge overlooks the courtyard and makes it feel bright and open. There is a TV and comfy seating where you can kick back and relax after a busy day. Just off the dining area, you will find two bedrooms, a spacious double size which has an en suite WC and the second bedroom with a bunk bed, bookcase and wardrobes. There is a shower room with a hydro massage steam shower, designer washbasin and WC. The courtyard to the front of the property is shared with the owners who live on site, although privacy is guaranteed, and close by there is a lovely garden, woodland and river to enjoy and explore. Private parking for up to two cars is available.
