Dawn is one of a row of look-out cottages, built in the 1930s to watch for danger across the North Sea. The houses are now a mix of holiday lets and residential homes, and there are camping pitches dotted about as well. Everyone is really friendly here, people have been visiting the area for decades and love to stop and chat. It is at the end of a single track private road, there is no through traffic or nearby public roads so it is perfectly peaceful and quiet. There is a clubhouse/pub a few minutes walk away, which is dog-friendly and serves meals/has live entertainment (open March - October), and a grocery shop/small play park. It is a fun environment for children, as there are play areas where children on holiday make friends. There is an indoor swimming pool a ten minute walk away open March-Oct (£4 a swim).

Hemsby's main amusement centre is a fifteen minute stroll along the valley/beach or along a footpath - there are bars and food places/arcades open all year, although in the late autumn/winter months it is much quieter. The Lacon Arms allows dogs in the bar, and has a very well priced eat-all-you-can carvery. Winterton-on-Sea is a thirty minute walk in the opposite direction, the Fisherman's Return is a lovely dog-friendly pub which serves yummy desserts, there is a beachside cafe and bird-spotters love going here. A fifteen minute car drive will take you to Horsey Beach, famous for its protected seal colony, where you can watch seals and their pups on the beach from around November to Feb. Great Yarmouth is a 7 mile drive. with its amusements and retro shopping arcades, Sea Life centre, Leisure centre and pool, roller skating rink and the Fun fair. Don't forget the snail ride from when you were a child - it's still there!!

The property is a detached bungalow set inside a fully enclosed and gated garden, laid to lawn with a patio area and lots of nice plants/trees. The sea is visible from the front of the property, and is a few minutes walk across a grassy valley. It's so close that you can easily make out seals bobbing about on the surface of the sea from the sitting room windows. Dawn was derelict last autumn (2015) and we have spent more than a year renovating her, right down to replacing the foundations, the walls and roof. The only original things that remain from the original building are the Edwardian doors and handles, which we really liked, the retro sliding door into the bathroom, and the chimney. We have removed the fireplace as it leaked smoke everywhere and have had a log burner fitted. There are eco-heaters in all the rooms except the conservatory which has an electric logburner. The bathroom has a bath with overhead power-shower and has been fully tiled. The kitchen has a dishwasher, tall fridge/freezer and plenty of cupboard space. The bedrooms have large wardrobes and dressing tables, a double bed in one and two singles in the other, both with memory foam toppers; both have fully HD LED 32 inch smart tvs with wifi and a sea view. The lounge has a 50 inch fully HD with wifi and a dvd player, a powerful logburner which heats the whole house, 2 large reclining sofas and 2 armchairs, a dresser full of board games, toys, colouring things, books and dvds. Dawn has free unlimited super-fast fibre broadband - (Superfast for Norfolk!). The dining room has a table/4 chairs and enough space to fit the 2 kids-size cube beds we have bought in case a family of 6 would like to stay – these could go I any room and each fit a child up to around 12. The dining room leads into a conservatory with reclining sofa/chair, table – great for board games on a sunny evening.
The garden is fully enclosed with 3 foot 6 tall fences at front and rear and 6 foot fences at sides, secure closing gates and a driveway for one car. Additional cars may be parked on the road. The garden is mainly laid to lawn, it is well-tended, we have a sundial patio with table/chairs/parasol/BBQ, and comfy deckchairs are stored away in an outside container. There is an outside laundry building with washing machine and dryer.
We have planned Dawn with our dogs in mind - so the floors are all either tiled or have super tough wooden and laminate floors. Our dogs love lazing in the sun in the garden and running on the beach, they love seal-spotting and swimming in the sea.
Dawn is available all year round, Mon-Fri/ Fri-Mon or Fri-Fri.

There is a £100 refundable damages deposit payable when booking Dawn. Sleeps 4 plus 2 small beds for children (4-12 years)

Located in Great Yarmouth, this vacation home is near the beach. Britannia Pier Theatre and The David Howkins Museum of Memories are cultural highlights, and some of the area's landmarks include Gariannonum Roman Fort and Horsey Windpump. Oasis Amusements and Lost World Adventure Golf are also worth visiting. Take an opportunity to explore the area for water adventures such as fishing and other activities like birdwatching.
